Schematic Design Submittal

Hi Zak & Kimmy!

We've reached the end of the Schematic Design (SD) Phase and are so excited about the direction this is headed! The shift from SD to Design Development (DD) simply acknowledges that we’re ready to shift gears a bit and drill into the design in more detail. Despite that, there’s still plenty of room for flexibility. As you know, we’re still working through roof geometry and fine-tuning placement on the site after all.

Now, we have a bit of homework for you. All of the items mentioned below can be found in your “Docs” on your main portal page.

Next Steps:

  1. Review the Presentation: This presentation details the proposed design for your project, including floor plans, elevations, and key design elements. We have included three versions. One from our first presentation, one from the follow-up and finally, in a folder of its own, the revisions.

  2. Review the Updated Program: We've also included an updated program that incorporates any notes or revisions discussed since our last meeting. Highlighted and dated changes are included for your easy reference.

  3. Provide Feedback and Approval: Once you've had a chance to review the presentation and updated program, please let us know if you have any questions or require any further clarification. Zak, you mentioned that you like the first roofline presented, the hip on both. Please confirm that is the direction you would like us to move forward in.

  4. Moving Forward: To finalize the schematic design phase and move into the design development phase, please submit your approval electronically through the link on the portal homepage (or found in your Docs folder).

  5. Start Talking to General Contractors: We’ve placed a document in your folder titled “Pacific Northwest Home Providers”. This is our go-to resource list! We suggest starting with Baron Construction, Guild-Hall Construction, and Ventana Construction. Oftentimes, we reach out on our client’s behalf to establish what contractors may be interested prior to making an introduction. Let us know if you’d like us to take this approach for you as well!

  6. Timeline: We kindly request your feedback and approval by May 9 (next Friday). This will allow us to seamlessly transition into the design development phase as planned.
