Schematic Design Next Steps

Hi Erin,

Feedback

It was great meeting with you last week and learning more about your project! For ease of feedback, I have added you as a commenter on your SD presentation, in your “Docs” folder. You will also see an “Issuance” come to you via our “Prospecer” software, which will make the “Issuances” link on your home page active. This allows you to keep a record of the most recent presentations and product selections.

General Contractors

The issuances are primarily for the general contractor and this will allow us to share it with general contractor(s) to confirm budget range, and you will see them evolve into more technical documentation over time. However, it’s important for you to have an eye on these technical documents as well.

This is also a great time to start the discussion with general contractors. I have provided a document in your “Docs” folder (your SD Presentation may be found in there now as well) that lists the contractors we most frequently work with and/or have heard good things about.

I recommend starting with, and we are more than happy to reach out on your behalf followed by an introduction to those that express interest:

  • Rupar Renovations

  • Suny Remodel

  • McIntyre Construction

If you speak to them, let them know that:

  • Waldron Designs will provide cabinetry and lighting

Ordering Priority

The highest priority for ordering will be the appliances- they can be the slowest, followed by the cabinetry. All other items tend to be pretty quick!

Early thoughts on costs

I was thinking about the cabinet costs, and I think that it will fall very close to the small kitchen I priced out. That kitchen is literally about the size of a Butler’s Pantry. So, without plugging any numbers in, and with this being a very wild guess, I think we’ll fall in the 8-10k range for cabinets.

Counters typically run 8-20k, depending on the material.

So, with lighting, fixtures, hardware, I imagine we’re looking at MAYBE another $20k. Labor is usually similar in cost to materials, which gives me the early guess of $100k on the high end for both the pantry and the kitchen updates.

Rachel Waldron

Waldron Designs was founded by Rachel Waldron (that’s me!). in 2013.

I am so happy designing that it is not unusual to catch me in a giggle as I rev up to do my work. I think of my designs the way that I think of my children- each is unique and has their own personality. It is my job to nurture them and help them grow, not define them.

I got my bachelor's degree in interior design from Washington State University - a CIDA-accredited school - in 2005, immediately moved into a leadership position and have continued designing with passion.

I received my MBA in Marketing in 2012 and launched Waldron Designs in 2013. When I am not designing, you will find me enjoying my precious time with my husband and two spectacular children.
